So What Does the City Really Care About?
Contrary to what you might hear, the city’s goal isn’t to punish — it’s to bring the structure up to code and into compliance. But they’re checking for very specific things:
🔥 1. Fire Safety & Wall Separation
If your garage shares a wall with the main house, it likely needs a 1-hour fire-rated separation wall with proper materials and installation. Many bootleg conversions skip this — and the city flags it instantly.
🪟 2. Egress Windows (aka Escape Routes)
Bedrooms require a minimum-sized window that can open wide enough for emergency exit. A small slider isn’t enough — and most converted garages fail here.
🔌 3. Electrical Layout & Permit History
The city will ask:
– Were circuits added legally?
– Is there a subpanel?
– Who did the wiring?
If you can’t answer, you’ll likely need a licensed electrician to verify (and possibly correct) the work.
